Need a Boiling Springs Home Inspector?

We've got you covered.  As a Boiling Springs home inspector, we're very familiar with that area of the upstate.  Not to mention, when we need to go to Lowe's or Walmart or Aldi or Chick Fil-A, we head to Boiling Springs as it's the closest option from our house.  There's tons of new developments popping up all over Boiling Springs, along with great homes in more established neighborhoods.  Boiling Springs is nicely located just north of Spartanburg.  It's close to large employers like Spartanburg Regional Hospital, USC-Upstate and Milliken.  There's lots of new commercial development in the Highway 9 area.  There are plenty of grocery stores, restaurants, big box stores and banks in the vicinity, so you don't have to travel into Spartanburg if you don't want to.

Homes in Boiling Springs can be built on concrete slabs, crawl spaces and even basement foundations.  Many of the homes in Boiling Springs feature asphalt shingles and vinyl siding, but we've also seen plenty of brick homes and metal roofs in the area.  There used to be quite a bit of farmland in the Boiling Springs area, but much of it has been sold off and developed by home builders like Mungo, Enchanted and others.  Over the last decade or so, there's been so much new home development that large additions were made to Boiling Springs High School, and it now resembles something closer to a small college campus.  In addition, Highway 9 has been transformed into a 4 lane highway up past Highway 292, and it sees plenty of traffic on weekends and during rush hours.

As a Boiling Springs home inspector, we are seeing plenty of new home construction, as well as older homes, because the real estate market is booming and the number of new home developments are staggering.  Boiling Springs is a much sought after area, because of the great schools. It's also not far from Lake Bowen, which is a popular weekend destination for fishermen and boaters.  There are some nice parks in the Boiling Springs area, including Va-Du-Mar McMillan, which features a disc golf course, expansive playground, tennis courts, soccer fields and picnic shelters.  There's also the North Spartanburg Park on Old Furnace Road, which hosts lots of youth baseball and softball tournaments.  It's also home to a BMX course, walking trails, a playground and picnic shelters.

What exactly do we do as a Boiling Springs Home Inspector?

Our job as a Boiling Springs home inspector is to conduct a visual inspection of the components of the home that include the following:

Roof System - including flashings, drainage, chimneys and plumbing stacks
Home Exterior - including porches, decks, retaining walls, stairs and steps, railings, driveways, sidewalks, exterior doors and windows
Structure - including the framing and foundation
Home Interior - including stairways, steps, railing, interior doors, appliances and cabinets
Plumbing System - including supply systems, drain systems, sinks, tubs, showers, fixtures, faucets, hot water heater and vent systems
Electrical System - including service drop, grounding system, receptacles, switches, fixtures, service panels, main disconnects, wiring and overcurrent protection devices
Heating and Cooling System - including fuel identification, age, size of units, location of air handler

When possible, we also like to look in the attic and the crawlspace. This gives us a more complete picture of how the house was constructed.

After our inspection is completed, we issue our report.  The report includes details about the home and our findings regarding the components and systems.  The report contains tons of information - things like the age of the HVAC system and if it is appropriately sized, the age of the water heater, building materials used, plumbing materials used, electrical component descriptions, etc...  Our reports average 20-25 pages, depending on the issues we find, and include color photographs.  Our reports are typically issued within 24 hours of completing the inspection and upon receipt of payment.

We conduct a Boiling Springs home inspection from an ethical, objective, unbiased perspective. We don't have a vested interest in the home or the possible pending real estate transaction. Our goal is to give our clients a clear picture of the condition of a home, so they can make a more informed financial decision.

We are often asked if our clients can be present during the inspection process, and the answer is YES!  We love showing our clients the details of the home they want to buy.  We'll walk you through how to change the furnace filter and show you where the fuse box is. We'll also show you how to shut off the water supply and help determine where the septic tank is located.

If you're buying real estate in the area and need a Boiling Springs home inspector, please give us a call - we'd love to help you learn more about the house you want to buy.
