Homes in Campobello are usually built on concrete slabs or crawl spaces foundations, but as a Campobello home inspector, we have seen a few homes built on basement foundations in the area.  There are some newer homes being built in the Campobello area, but there are also plenty of older homes as well.  We have neighbors whose homes were built in 1800s.  The area surrounding town is mostly rural and agricultural land, with plenty of peach orchards and country roads.  Some of that land has been sold off in recent years for residential development.  Houses in Campobello range from mobile homes to multi-millions dollar farms and estates.  Lots of Campobello home inspections are being performed now because the housing market is booming.  There's not many multi-family units in town, and most folks live in 1-2 story single family homes.  The town of Campobello does not have a public waste disposal system, so every home and business has a septic system.  The town of Campobello is small, with just a single traffic light, a couple of restaurants and antique shops, a barber shop and a couple of convenience stores.  In addition, there's an SCDOT maintenance shop located in town.

Most folks who live in Campobello drive to Boiling Springs or Spartanburg to get to the nearest big box store, Walmart, etc...  Regular grocery stores are closer, with a Food Lion in Inman and an Ingles in Landrum, both of which are about 6 miles from downtown Campobello.  Campobello does have a city park that features a baseball field, small playground and basketball court.  The town puts on a Christmas parade every December.  Most folks enjoy living in Campobello because it's a small town with a tight-knit community.


What exactly do we do as a Campobello Home Inspector?

Our job as a Campobello home inspector is to conduct a visual inspection of the components of the home that include the following:

Home Exterior - including porches, decks, retaining walls, stairs and steps, railings, driveways, sidewalks, exterior doors and windows

Home Interior - including stairways, steps, railing, interior doors, appliances and cabinets
Plumbing System - including supply systems, drain systems, sinks, tubs, showers, fixtures, faucets, hot water heater and vent systems
Electrical System - including service drop, grounding system, receptacles, switches, fixtures, service panels, main disconnects, wiring and overcurrent protection devices
Heating and Cooling System - including fuel identification, age, size of units, location of air handler

When possible, we also like to look in the attic and the crawlspace. This gives us a more complete picture of how the house was constructed.

After our inspection is completed, we issue our report. The report includes details about the home and our findings regarding the components and systems. The report contains tons of information - things like the age of the HVAC system and if it is appropriately sized, the age of the water heater, building materials used, plumbing materials used, electrical component descriptions, etc... Our reports average 20-25 pages, depending on the issues we find, and include color photographs. Our reports are typically issued within 24 hours of completing the inspection and upon receipt of payment.
